However, on November 6, 2024, IIPR revealed weaker Q3 results, reporting a $3 million drop in rental revenue due to tenant defaults and reclassified rents. The company admitted it had reclaimed properties from struggling tenants since mid-2023, which hurt its income.
On December 20, 2024, IIPR disclosed that PharmaCann, its largest tenant responsible for 17% of rental revenue, had defaulted on six leases. This triggered cross-default provisions, putting all 11 PharmaCann leases at risk. IIPR said it was trying to recover losses but warned of continued financial challenges.
Following this, $IIPR dropped 22.73%.
